RENTAL AGREEMENT

This Agreement is a legally binding contract between the Guest (“you”) and Penguin Homes London (“we/us”), regarding the rental of the selected property (the “Property”) for the agreed rental period and price.

OCCUPANCY

The number of guests staying must not exceed what was agreed upon at booking. All guests must comply with this Agreement. Unauthorized visitors may result in additional charges or cancellation of your stay.

PROPERTY CONDITION & USE

The Property is rented in "as-is" condition. While we make every effort to ensure all appliances and amenities (Wi-Fi, TV, heating, etc.) are operational, we are not liable for outages or malfunctions.
The Property is for residential use only. Parties, illegal activities, and disruptive behavior are strictly prohibited. Please treat the Property with care and respect.

DEFAULT

Failure to follow the rules of this Agreement may result in eviction, loss of rental fees, and potential legal action. You are responsible for returning the Property in good condition.

SUBLETTING

You may not assign or sublet the Property to anyone else. Only registered guests are permitted to stay.

LIABILITY WAIVER

You agree to assume all risks during your stay. Penguin Homes London and the property owner are not responsible for any personal injury, loss, damage, or theft. Use of amenities (e.g., balconies, stairs, appliances) is at your own risk.

INDEMNITY

You agree to indemnify and hold Penguin Homes London and its partners harmless against any claims or liabilities arising from your stay, including damage caused by you or your guests.

ACCESS

We may access the Property during your stay for necessary inspections or emergencies. Reasonable notice will be given unless urgent access is needed.

PAYMENT TERMS

• A valid credit/debit card is required to secure your booking.

• Payment deadlines must be respected. Late or missing payments may result in cancellation.

• You authorize us to charge your card for any damages, extra cleaning, or breaches of the rules.

DAMAGES & FINES

You may be charged for the following:

• Lost keys or unreturned key sets (locksmith fees may apply)

• Excessive cleaning or rubbish left behind

• Smoking inside the Property (£100 fine)

• Pet-related damage or unauthorized pets

• Stains, damage to furniture, or missing items

CANCELLATION POLICY

• Cancel 14+ days before check-in: full refund (unless stated otherwise at booking)

• Cancel less than 14 days before check-in: full reservation amount charged

• No-show: no refund

• Check-in time: after 3:00 PM

• Check-out time: by 11:00 AM

Failure to arrive by midnight without notice may be treated as a no-show.

GOVERNING LAW

This Agreement is governed by the laws of the United Kingdom. Legal disputes shall be handled in the appropriate jurisdiction.

ENTIRE AGREEMENT

This document contains the entire agreement between you and Penguin Homes London. No other promises or conditions apply unless in writing and signed by both parties.

SEVERABILITY

If any part of this Agreement is found invalid, the rest remains enforceable.

NOTICES

Any official notices should be sent in writing to the contact details provided at booking.

SIGNATURE & ACCEPTANCE

By booking with Penguin Homes London, you agree to these Terms & Conditions. Electronic or digital acceptance is valid and binding.
